About rental yield
What is gross rental yield?
Gross yield is annual rent divided by purchase price. It's a quick comparison metric but doesn't account for expenses or taxes.
What is net rental yield?
Net yield subtracts annual expenses (and loan payments, if financed) from the rent before dividing by purchase price. It's closer to your real return.
What expenses should I include?
Community fees, property tax (IBI), home insurance, maintenance reserve, and any management fees. For Spain, typically 20–30% of annual rent.
How does financing affect yield?
A mortgage reduces your net yield because loan payments are a cost. However, leverage means you invest less upfront — your cash-on-cash return may still be attractive.
