The problem
Every property investor runs the same mental gymnastics: purchase taxes, notary fees, loan interest, IRPF, community fees, insurance, maintenance — all before you even know if the rent covers the mortgage. Most people do this in spreadsheets that rot the moment the tax rules change.
What Solt does
Solt models the full financial picture of any property you're evaluating or already own. You enter the facts — price, rent, loan terms, expenses — and Solt gives you gross yield, net yield, monthly cash flow, signing-day cost, and scenario analysis. All country-aware, all recalculated the moment you change a number.
Who builds it
Solt is built by Pol Quintana — a software engineer and property investor based in Barcelona. The tool started as a personal spreadsheet that grew too complex, then became an iOS app, and is now expanding to the web so any investor can use it from any device.
Principles
- Numeric clarity. The product is the numbers. No decoration that obscures them.
- Server-computed, always. Financial calculations live on the backend. No client-side math that could drift or be wrong.
- Country-aware by design. Tax rules, loan norms, and fiscal conventions differ by country. Solt handles that so you don't have to.
- Privacy-first.Your property data is yours. We don't sell it, mine it, or show ads against it.
