Why Solt exists
Every property investor runs the same mental gymnastics. Purchase taxes, notary fees, loan interest, IRPF, community fees, insurance, maintenance — all before you know if the rent covers the mortgage.
Most people do this in spreadsheets that break the moment tax rules change or they want to compare two properties side by side.
Solt fixes that.
What it does
You enter the facts — price, rent, loan terms, expenses — and Solt gives you:
- Gross and net yield on any property
- Monthly cash flow after all costs
- Signing-day cost breakdown (downpayment, taxes, fees)
- Scenario analysis — what if the price drops? What if rent is lower?
Everything is country-aware. Tax rules, loan norms, and fiscal conventions differ by country — Solt handles that so you don't have to.
